Salary: £57,000 - £65,000 Compensation & Benefits

This is an exciting opportunity in Darlington for a Regional Real Estate Leader to cover EMEA. This position will lead real estate projects in EMEA including: property acquisitions, dispositions, lease renewals, site selection, strategy review and new building start-up, and other facility-related projects. This activity can include: needs assessment, negotiation of property rent/price and contractual terms, due diligence and transaction management. This work is done in partnership with the business unit customers and other external partners.

Your impact will be seen in these and other ways:

  • Working as part of the global integration services group

  • Provides input into development of long-term real estate strategies and ensure that short term occupancy risk is effectively managed.

  • Manages the lease versus purchase analysis for real estate within the region aligned with the corporate strategy.

  • Participates in and contributes to regular real estate portfolio reviews; provides input on properties occupied; manages transitions from one property to another and oversees real estate portfolio data and reporting.

  • Ensure deals negotiated reflect market level transactions.

  • Develops and maintains a strong understanding of the legal and regulatory environments around real estate in Cummins’ locations

  • Ensuring compliance with all applicable real estate laws and regulations.

  • Negotiates purchase prices and contract terms; negotiates lease terms and conditions for renewals and new leases;

  • Manages Property taxes, rent reviews and exit strategies, including lease end and early exits.

  • Ensure necessary reviews and approvals are obtained prior to execution of legal agreements.

  • Work closely with NGKF Account Manager to ensure appointment of best in class resources and ensures the performance of Cummins’ real estate broker meets expectations.

  • Support the real estate tasks within the New Business start-up process, such as site selection.

  • Travelling to sites across EMEA

Qualifications

Skills and Experience Required:

  • Proven real estate or facilities or operational management experience

  • Proven ability working closely with legal, external partner, brokers, landlords, regional counterparts,

  • Strong communication and negotiation skills with external stakeholders

  • Developed and implements the real-estate master plan; manages real-estate transactions and assets; determines and evaluates real-estate requirements; acquires and disposes of real estate

  • Proven ability to read and mark up legal contracts and leases

  • Project experience would be beneficial but not essential

  • Negotiation with internal and external stakeholders

  • Making sense of complex, high quantity, and sometimes contradictory information to effectively solve problems

Required Education, Licenses or Certifications

  • RICS accredited would be advantageous but not essential

  • Six Sigma would be advantageous but not essential
